Occupancy-based pricing (OBP)Rate plans

Where: Property → Rooms and Rates in ClearHost
You need: Channel Manager on the property's plan, and permission to create rates on this property.

#Steps

  1. 1

Select the property you want to work on in the top bar.

  2. 2

Open "Property → Rooms and Rates".

  3. 3

Find the room type you want to price this way. If it has no rate plans yet, Create Rate Plan sits on its row; if it already has some, open the three-dot menu on the row and choose Create Rate Plan from there. Give the plan a name.

  4. 4

Under "Price Settings" switch the toggle from "Per Room" to "Per Person". On a shared dorm room type there is no toggle — ClearHost has already put the plan on Per Person for you.

  5. 5

Pick a "Pricing Logic". Custom Pricing lets you type a separate price for every guest count. Adjust from primary occupancy prices one guest count and moves the others up or down from it, one row at a time. Auto Calculate does the same but with a single step applied repeatedly for each guest above or below the primary.

  6. 6

On "Adjust from primary occupancy" and "Auto Calculate", set "Primary Occupancy" to the guest count your headline price is for and type that figure in "Base Price", then fill in the increase and decrease rows. On Custom Pricing you fill in every row yourself and there is no base price.

  7. 7

Set "Children Fee" and "Infant Fee" at the bottom if you charge for them, then click through the remaining tabs and finish with "Create Rate Plan".

#Good to know

Choose this at creation time: on an existing rate plan the Per Room / Per Person toggle and the Pricing Logic dropdown are both greyed out, so a plan cannot be converted afterwards. The individual prices and adjustment figures can still be edited later. How many guest rows you get comes from the room type’s adult spaces, so raise that on the room type first if you are short a row.
