Taxes & GST

Where: Property → Taxes & Fees in ClearHost
You need: permission to create taxes on this property.

#Steps

  1. 1

Select the property you want to work on in the top bar.

  2. 2

Open "Property → Taxes & Fees" and click "Create Tax". On a property with nothing set up the screen shows No Taxes Created with a Create a Tax Rule button instead — either way the same drawer opens, headed New Tax Rule.

  3. 3

Start with "Rule Type *" under "Basic Information", because it reshapes the rest of the form. Pick Tax for a percentage levy like GST, or Fee for a flat charge. The name box then reads Tax Name* or Fee Name* to match, and Description is optional.

  4. 4

"Price Behaviour *" decides whether the money sits on top of the room rate or inside it. Tax is Exclusive adds it to what the guest is quoted; Tax is Inclusive carves it out of the rate you already publish.

  5. 5

Under "Tax Calculation", "Calculation Method *" and "Tax Value *" set the arithmetic. A Tax can only ever be Percent — ClearHost forces it and offers nothing else in the list. Only a Fee can be charged per night, per room, per person or per booking, and only a Fee shows the Additional Rules block where you cap or delay the chargeable nights.

  6. 6

"Applicable Dates" is optional, and leaving it empty means the rule always applies. Add a date range gives you a Start Date and End Date pair; neither may be in the past, and you can add one pair per season.

  7. 7

Click "Create Rule". The button stays dead until Rule Type *, the name and the value are all filled in.

  8. 8

Creating the rule charges nobody anything yet. A tax only reaches a booking through a tax set attached to a rate plan, so the next stop is Property → Tax Sets. Open in ClearHost ↗

#Good to know

Staff can see this screen but cannot create, edit or delete a rule. A tax that already belongs to a tax set cannot be deleted — ClearHost names the sets and asks you to take it out of them first. Deleting is otherwise permanent; use the row menu’s duplicate option when you want a near-copy at a different rate.
