Where: Property → Tax Sets in ClearHost
You need: permission to create taxes on this property.

#Steps

  1. 1

Select the property you want to work on in the top bar.

  2. 2

Open "Property → Tax Sets" and click "Create Tax Set". A property with none yet shows No Tax Sets and a Create a Tax Set button instead. The drawer is headed Create New Tax Set and runs in two steps, Details then Tax Set Usage.

  3. 3

Give it a "Tax Set Name*" under "Basic Information" — this is the name you will pick from when attaching it to a rate plan, so name it after what it charges rather than after a room type.

  4. 4

Under "Tax Set Calculation" the box reads "No Taxes added" until you use "Add Tax" to pull in rules you have already created on "Property → Taxes & Fees". You cannot invent a tax here; if the one you want is missing, create it there first. The same tax cannot be added to a set twice, so it disappears from the picker once used. Open in ClearHost ↗

  5. 5

Each tax you add starts its own group, and the row buttons let you move one between groups or hang a second tax under an existing one. Be careful what you expect from that: when ClearHost actually prices a booking it works every percentage out on the room rate alone, so a tax nested under another is still charged on the room rate, not on the room rate plus the first tax.

  6. 6

The "Tax Simulator" beside the form takes a price and shows "Base Price", each tax, "Total Tax" and "Final Price". Treat it as a sketch rather than a quote — it compounds each group on top of the one before it, which the real calculation does not, and it counts a flat fee once regardless of the nights or the number of guests. For a single group of percentages the two agree.

  7. 7

Continue moves you to "Tax Set Usage", where you choose the rate plans this set should price. It stays dead until the set has a name and at least one tax, so if it will not click, one of those two is still missing. Back, on the second step, is always live and returns you to the taxes.

  8. 8

Click "Create Tax Set" to save. Attaching it to rate plans is what makes it charge anything — see the guide on applying a tax set if you want to leave that until later.

#Good to know

Everything a tax set does is inherited from the tax rules inside it — inclusive or exclusive, percentage or flat, seasonal dates and night caps all live on the rule, not on the set. A set with no rate plans attached is stored and does nothing. Staff can read this screen but cannot create a set.
